Technology Park Route Upgrade in a Nordic Country

A technology park in a Nordic country with self-managed property operations needed a better cleaning plan across its garage, indoor hard-floor routes, and outdoor grounds.

The buildings were Grade A, but the cleaning setup still required manual fixes between shifts.

01 / Facility Background

Three Cleaning Routes Across One Technology Park

The site covers roughly 80,000 m² and includes office buildings, an R&D center, supporting commercial areas, and shared outdoor grounds.

The property team managed cleaning in-house, so equipment choice affected both cleaning quality and staff workload.

The main service areas were split across three route types:

  • Underground garage: about 25,000 m² of epoxy flooring.
  • Lobby and office corridors: about 15,000 m², with marble or terrazzo in the lobby and PVC flooring through the offices.
  • Outdoor roads and plaza routes: about 20,000 m² of asphalt and paved walkways.

That mix mattered. Garage epoxy held tire marks and oil residue. Indoor hard floors showed water tracks and rolling-luggage marks.

Outdoor routes collected leaves, paper scraps, cigarette butts, road dust, and seasonal salt residue before they reached the entrances.

02 / The Core Challenge

Recurring Garage Marks, Push Strain, and Manual Outdoor Sweeping

The garage showed problems first. Black tire arcs appeared around ramp turns, and oil spots near fixed parking spaces kept returning after spot cleaning.

Once dust from the parking level tracked into the lift halls, the issue was no longer just a garage-floor problem. It was affecting the route people used to enter the building.

Inside, the 130kg non-self-propelled scrubber still looked usable on paper. In practice, operators had to push it through long lobby and corridor runs before the building filled up. The day team still had to address water marks, missed edges, and touch-ups near lift doors.

Outside, the property had outgrown manual sweeping. Covering the 20,000 m² outdoor route took about 8 people around 4 hours a day, and after weather or de-icing work, entrance paths could show debris again before inspections.

Winter surface control remained separate, with snow and ice handled first under the property’s own policy.

  • 4 L520BT units for lobbies, office corridors, lift halls, and shared indoor hard-floor routes.
  • 5 GTS-920M units for entrances, short outdoor paths, smoking areas, and daily plaza debris.
  • 1 XLS-2000 unit for wide perimeter roads and exposed outdoor lanes.

This assigned equipment to each route. The garage shifted from reactive spot cleaning to planned scrubbing.

Indoor routes used dedicated self-propelled equipment instead of manual recovery. Outdoor work replaced manual sweeping with motorless and powered equipment.

04 / Measurable Results

Each Route Received Its Own Machine and Service Window

  • Garage route control. The 25,000 m² garage shifted from reactive spot cleaning to planned scrubbing across main lanes, ramps, and tighter lift-core areas.
  • Indoor workload. The L520BT units reduced push strain on long corridors and gave the team a better fit for the early-morning cleaning window.
  • Outdoor coverage. Short entrance paths and longer perimeter routes were separated from one manual sweeping job. The team could handle daily debris pickup, salt residue, and exposed-lane sweeping once the surface was suitable for cleaning. 
  • Defined Ownership. Garage scrubbing, indoor floor recovery, and outdoor sweeping each had a dedicated machine, route, and service window.

For a self-managed property team, that made the operation easier to control. The team could see which route had been handled, which machine belonged there, and where staff time still needed hands-on work.
